Property Funds: An Answer for British Landlords

Recent tax changes are set to make property funds the future of buy-to-let investment, according to London Central Portfolio

Contrary to some reports, buy-to-let is not yet dead in the water, despite new tax policies targeting the sector. However, as the deadline for their implementation fast approaches, investors are now looking at less traditional, more tax-efficient routes into the market.

This is particularly true for UK domestic investors, according to an audit published today from residential fund and asset manager, London Central Portfolio (LCP).

Historically of particular appeal to the hands-off foreign investor, the company’s latest fund, London Central Apartments III (LCA III), has seen a tranche of subscriptions from British investors due the wide range of tax exemptions it will enjoy.

For the first time, the British now make up the largest share of investors by nationality at 52pc, a 30pc increase from LCP’s first highly successful fund, launched in 2007.

Worried by the disturbing trend of closure of street gates across the State, the Lagos State Government on Monday ordered immediate re-opening of all street gates and barricades in the nook and cranny of the State between 5am and 12 mid-night daily, just as it warned that defaulting streets would have their gates pulled down within the next seven days.

The State Government also ordered that all street gates and barricades are now only permitted to be locked between 12 mid-night and 5am, besides such locked gates must be manned by security guards within the period under lock and key in case of emergencies.

Lagos Reiterates Commitment to Infrastructure Development


 The Lagos State Commissioner for Works & Infrastructure, Engr. Ganiyu Johnson has reiterated the commitment of the present administration to ensuring even infrastructure development across the nooks and crannies of the State, as some roads embarked upon by the State Government at Ogudu in Kosofe Local Government Area are in the last phase of completion.

The Commissioner, who disclosed this on Thursday while speaking at a Stakeholders’ Meeting with house owners and residents at Ogudu, explained that the construction of Ligali, Celestial, Boys Scout Way and Adebare roads within the Ogudu Bridge interchange axis will soon be completed and handed over to the government by the contractors, as part of efforts to ease the traffic gridlock in area.

He stated that the meeting was organised by the Ministry as part of the all-inclusive policy of this administration to solicit for the support and cooperation of the community as well as sensitize them on the scope of work and the temporary discomfort that might be experienced during the construction period.

Lagos Reviews Ikeja Model City Plan


The Lagos State Commissioner for Physical Planning and Urban Development, Tpl. Wasiu Anifowoshe has said that Government has commenced the review of Ikeja Model City Plan which became operative in year 2010 in order to ascertain the level of compliance with the provisions of the plan and improve on its gains.

Anifowose explained that the review was part of efforts of the present administration to create a better Lagos where infrastructure would not only be adequate but of high standard befitting its status as a mega city.

He added that the exercise would include the evaluation of the level of performance in the area of infrastructural provision, conflict of land use, transportation, sanitation, security, housing, population, recreation and tourism among others.

FG urged to Resume Work On Lagos-Ibadan Expressway


A socio-economic group in Ogun State, the Egba Economic Summit has called on the Federal Government to resume the reconstruction of the Lagos-Ibadan Expressway to prevent it from deteriorating further.

The road awarded at a cost of N167 billion by the Federal Government has the Lagos-Sagamu stretch of it being redeveloped by Julius Berger, while the Sagamu-Ibadan axis is being handled by RCC where work has ceased since President Muhamadu Buhari was sworn in.

According to the President, Egba Economic Summit, Mr. Ayobami Biobaku, the Federal Government should recall the contractor handling the Lagos-Sagamu interchange stretch of the road to improve economic activities in the area and to reduce the agony of users of the road.

Planners Chart New Course for Urban Development


FACED with low patronage, non-recognition of physical planning by the citizens and government, town planners have moved to chart a new course for urban development in the country.

They claim that planning is not yet visible, as 70 per cent of Lagos property owners have no building permits and approvals; while the profession lacks requisite curriculum that promotes environmental planning.

Members of the (NITP) met last week at a colloquium tagged: |Making Town Planning More Visible. Town Planners’ Colloquium”, held at the NITP/Joseph Awogbemi House, Alausa, Ikeja, which examined issues that touched on planning and national development, challenges being faced by the practitioners, government’s attitude to planning and other sundry considerations.

Lagos Set to Complete Ibeju-Epe Expressway


The Lagos State Government is set to complete the abandoned Ibeju-Epe Expressway as part of efforts to prepare Epe Division FOR in the ongoing development in the Lekki Free Trade Zone.

The State Commissioner for Works and Infrastructure, Engr, Ganiyu Johnson stated this recently while speaking at a meeting with stakeholders on the rehabilitation and upgrade of the Lagos and Ayetoro roads, and other roads within the Oloja Estate at Epe.

The Commissioner sought for the cooperation of the residents within the axis, especially property owners for a hitch free completion of the project within stipulated time, stressing that the economic benefit of the project after completion for the community is enormous.
